Recently converted from bed and breakfast, Gable Cottage offers excellent self catering accommodation in the privacy of the cottage annexe. Two bedrooms offering flexible accommodation for a booking of up to 4 people. Both rooms have views overlooking the garden and the thatched cottage next door. The bathroom has both a bath and shower, with soap and shower gel provided. There is a kitchenette (air fryer, microwave, toaster, kettle) in the dining room where you can do simple cooking (breakfast welcome pack with homemade bread included), and a cute sitting room on the gallery overlooking it. There are TVs in the bedrooms and living room (gallery). The top garden has seating to enjoy, and there’s  a bench overlooking the pond. The pub in the village is excellent, and there are plenty of places to eat in Oakham or get a takeaway.

Fiona and Richard are trying their best to be more environmentally aware, so among other changes they  now use a more  eco friendly way of washing bedding etc., don’t use plastic sponges, are moving to using alternatives for plastic bin liners. They are also leaving some of their lawn to grow long, hopefully encouraging insects into the garden. There is also a Pod Point electric vehicle charger that guests can use, a small cost is involved.

Quietly nestling in the quiet English countryside, Braunston is to be found in England’s smallest county which has much to offer you; not least, stunning Rutland Water, an array of unspoilt villages, and the attractive market towns of Oakham, Uppinhgam and Stamford that are packed with charm. Rutland Water is just a ten minute drive away,and is England’s largest manmade reservoir.  Popular for cycling, walking, water sports, fishing and bird watching.

Braunston is a small, picturesque village in a rural location 2 miles from Oakham. Gable Cottage offers fabulous accommodation with attention to detail.  Situated in a secluded spot reached via a private lane and there is ample parking. The village pub is just a few minutes walk away and serves excellent food. Children over 10 are welcome. No pets, sorry.

Fiona and Richard have been hosting guests at Gable Cottage since 2004. Our impact on the environment is extremely important to us and two of the things we’re trying to do is use less plastic, especially single use, and create a garden that encourages insects, birds and animals to visit.”

Check in is after 3pm, and we will you ask for an approximate time i.e. 4-5pm to ensure someone is here.

Checkout is by 10am.

Children 10 years or over are welcome but our property is not suitable for small children,  we are very sorry.

No pets or smoking allowed, sorry.

Cancellation Policy

It is very hard to write this , but it has to be done from a legal point of view, we hope you understand.

Acceptance of a booking either written,  verbally or via email will create a legally binding contract between the person making the booking and Gable Cottage.

Guest who need to cancel a booking should contact us as soon as possible. Deposits already paid are only returned in accordance with the following conditions;

 Cancellation made 15 days or more in advance of arrival date = Full deposit refund

 Cancellation made 14 days or less of arrival date = no refund of deposit refund

 Cancellation made 48hrs or less of arrival date = No refund issued, full amount of booking due

Non-arrival guests, who are unable to attend or fail to attend for whatever reason forfeit their deposit paid and the full amount of the booking will be due.  We suggested that booking guests take out appropriate holiday / cancellation insurance where required.

In the rare event we need to cancel your booking with us, please be aware that we cannot be held liable for circumstances beyond our control and that our liability to you is limited to the refund of any payment already made.

Access Statement

Driveway – Gravel, parking for two vehicles.

Latch gate onto path (slab) to patio area (slap).  Along path there are a total of 7 steps down, no handrail. First 3 steps are 1 x 6” and 2 x 7” high.

Then flat path and 1 step of 9”. Then 4 steps of 8” high

Small step up into entrance hall 8” high.   Door is 31” wide.

All accommodation is carpeted or has a wooden floor.

Hall has a dining table with four chairs, also two easy chairs.

5 steps up to accommodation 7” high, with a handrail.  Corridor to rooms is 30” wide.

Door to accommodation 28” wide. Both bedroom doors 29” wide.

Bedroom 1– access around 3 sides of bed, no chair in bedroom, however stool on landing.  

Bedroom 2 – access around 3 sides of bed, chair in room.

Bathroom – shower in bath, no handrail, but handle on bath. Door is 28” wide.

Full Terms and Conditions

By placing a booking with us (the property owner / his/her representative) you (the lead guest) and your booking party (guests) agree to the following terms and conditions as set-out. During your stay you agree to abide by the subsequent conditions as set-out. If you have any questions about booking with us, please contact us before making a booking.

To place a booking with us the lead guest must be at least 16 years of age. The maximum number of staying guests per room is illustrated in the room occupancy details on the website. Where the person making the booking is different to the lead guest taking up the occupation, the person making the booking may be held responsible for cancellation, non-arrival and damages as set-out within. Only the lead guest and the named booking party are allowed to use the property and its facilities, any third party visitors are only allowed access at our express permission.

To secure any booking we require a deposit to be paid in advance, this deposit amount is 50% of total amount due .
Deposit payments must be ‘cleared funds’ before a booking can be confirmed. Deposits are only refundable under the conditions set-out here within.

Payments can be made by digital bank transfer, cheque or cash deposit. Any charges raised against us by our banks for handling dishonoured cheque’s, bank transfers or any other payments, must be reimbursed by the lead guest within seven (7) days of any request to do so.

All guests agree to respect the privacy and peace of neighbours and the owners at all times. We reserve the right to cancel a booking with immediate effect if guests are not honouring this agreement or causing a disturbance / nuisance to neighbours or the owners.

Check-in & Check-out

Guests must check-in and check-out by the times stated below;

 Check-in by:  to be arranged but usually between 3:00-7:00pm

 Check-out by: 10:00am on day of departure

WiFi Fair & Appropriate Usage Policy

Where WiFi Internet access is provided, guests accept to use this access to the Internet fairly and appropriately. We may monitor network performance and user usage in order to maintain a fair and high level of service to all our guests.

The Internet access provided is intended for general use such as access to the world wide web, email, messaging, social media, light video / music / media streaming. It is not intended or ideally suited for heavy media streaming, online gaming, extensive downloads / uploads. Access to illegal activity or use of our network for illegal activity is not prohibited and will be reported to local authorities.

Damages & Lost Property

We reserve the right to charge the lead guest for any damages caused through the course of a booking by any member of the booking party. This includes breakages, spillages, stains, damage to furniture or fixtures and fittings. Any accidental damages should be reported as soon as possible in order to minimise damage and associated costs.

Any lost property, if discovered and found, left behind by guests during a stay will be held for a period of 1 month. While we will make our best efforts to reunite lost property with their owners we accept no responsibility in replacing lost items and encourage guests to ensure they have all their belonging before checking-out. We may offer to post lost items via recorded delivery at the cost of the property owner, otherwise collection can be arranged.

Smoking

Smoking of any tobacco products including, but not limited to cigarettes, pipes, cigars, snuff or chewing tobacco, is only allowed outside, preferably on the driveway, and is in accordance with the Health Act 2006.

Pets & Service Dogs

We do not accept pets throughout the accommodation, except for service dogs.

Parking

We offer on-site parking provided guests accept that they park their vehicles at their own risk.

Location & Nearby Attractions

 

Rutland, though small, has a vast array of attractions in the area.  The market town of Melton Mowbray being just a 20 minute drive and  home to the famous pork pie.  Even the cities of Leicester and Peterborough are only half an hour by car or train.  There are the  stately houses of Burghley, Belton, and Grimsthopre within half an hour, also Isaac Newton’s family home at Woolsthipe.

We had a lovely weekend at Gable Cottage. A warm welcome from Fiona and the cottage was very clean, comfortable, warm and cosy on a cold windy weekend in February. Lovely self catering breakfast with fresh homemade loaf, fresh orange juice and selection of cereals. We will return.

From Oakham

On entering village follow the road until you come to the phone box on your left, go past  the entrance to  Cedar St. follow main road round right hand bend.  Ratts Lane is on  your left.

Ratts Lane is between a bungalow slightly set up from the road and Snowdrop cottage.

The lane turns sharp left and our drive is now a few yards in front of you.

From Tilton-on-the-Hill and Knossington

Come into the village and when the road turns left you will take a sharp right into Ratts Lane.

If arriving at night, our lane is not lit but we do have a street lamp at the end of our drive.
